Happy New Year!
Welcoming in 2025 with gratitude and abundance, how incredibly lucky we are to work and live in Maine. Early 2024 brought about buyer competition, multiple offers, list to sale price ratio at 105% , waived inspections and cash deals. Transitioning into the second half of the year where inventory increased, list to sale price ratio hovering around 100%, days on market increasing and the talk of a stable more balanced market approaching.
We expect 2025 to be competitive yet again for Buyers, perhaps the days of competing with 10 plus offers are coming to an end yet multiple offers continue to exist just in smaller numbers. Home prices will continue to rise at a projected increase of about 4% from 2024- good news for Sellers. Opportunity exists in the cooler months as a great time to sell: fewer listings, serious buyers- it is that simple. Keeping in line with the real estate news, if you bought between 2017-2020 now would be a great time for a real estate review to know the value of your greatest asset. We are thrilled to share that we helped 110 families this year and happily contributed $15,000 towards the 1% for Maine Foundation dedicated to helping Maine's Youth. Through our fundraising and sponsorship efforts we gave back to our communities nearly $20,000. We see this as a great privilege and honor to be able to contribute to our community through our work with Clients, so thank you for being a part of this!
Geographic expansion continues for our team and we are pleased to offer this wide range of territory but with expertise. Looking for the camp, summer home, ski chalet? No problem, we will make it happen for you and be sure you are working with the best.
For Brent and I, it will surely be another exciting year with Polly and Sonny our two girls, who remind us every day of the importance being present and intentional. Without a doubt these girls are our motivation and truly our reason why each day- we are humbled to be called their parents.
